Building Condition and Defects Reports

Property assessment and evaluation of Building Conditions and Defects through accurate reporting referenced to current Legislation and Australian Standards supported by photographic evidence and records. Co-ordinate with Owners to understand requirements and needs and prioritize appropriate remedial rectification scoping.

Engineering Inspection and Structural Assessment

Part of the initial Property assessment may require a Structural detailed evaluation which may include issues such as:

  • Concrete Spalling

  • Brickwork cracking

  • Water infiltration and waterproofing

  • Damage to structural elements

  • Building façade rectification

Contract Administration and Project Co-ordination

Contract Administration and Co-ordination includes a variety of services ranging from proving the client with a clear Scope of Work and Specification mirroring the Owner’s requirements. The process includes a tendering stage utilizing a pool of specialized and experienced Remedial Contractors accredited by relevant associations and major material suppliers. Also preparing and administering the contract and controlling the correct execution of the works inclusive of all the Superintendent activities of progress reporting, claims assessment, managing variations of the works and final inspection and certification.

Dilapidation Survey Report

Properties adjacent to new construction works require a Dilapidation Report as a referenced recorded identification of the current building condition and compare the report at completion of the construction works. This report will determine any possible damage caused to the client’s property during the construction activity.

Expert Witness

Provide experienced and referenced independent reporting on behalf of the client during litigation or conflict resolution processes.

Capital Works Funds

An assessment of the properties both Residential and Commercial to categorize remedial issues and establish a schedule of works set against a defined time frame referenced to current and future funds. Co-ordinate with the Owners to prioritize a schedule of interventions over 5, 10 and 30 year projections with relative realistic budgets allocation.
